To a home Seller the words "In Escrow" and "SOLD" are a pretty sweet sound to hear. As of late, the word "SOLD" is being echoed over-and-over throughout the County of San Diego California. In addition: Sellers are experiencing the price tag of their home being driven-up, this due to the noticeable influx of buyers that are coming out in droves.

Why are there so many potential buyers "out there?" Well I'm glad you          asked :)  Currently there is two major reasons that are contributing to home price increases and a higher than usual amount of buyers at this time of season. Another thing that is very noticeable, as-of-late, is that Prudent-Buyers are well prepared and are ready to submit strong and competitive purchase offers at list price and/or well above the list price.

The two mentioned reasons are: (1) more "zero down payment" programs that are being created by various lending institutions - these are aside from the VA zero down program. In other words, you do not have to be an Armed Forces Veteran nor do you have to be "Currently Serving" to qualify for a "zero down payment" home loan. The other (2) is the Historically low-low Mortgage rates.

Qualified Buyers are getting "a grip" on the reality that with the combination of low interest rates and more Non-VA zero down programs that are being created... the dream of being a homeowner, with mortgage payments that could potentially be less than what some are paying for rent, - is at their finger tips (ie: within reach).

Did you know that the more common reasons homeowners sell is that their family is in need of a larger home (known as a "move-up") and the other is due to the fact that it is time to "downsize" and more-than-likely these people downsizing will have their sights on a Single Story home.
